The Layout of the Neighborhood
The landscape and geography of Oakland Plantation is unique. Being an established subdivision, there are a lot of trees and greenery. Oakland Plantation sits in what I call the "hill country" of Sumter, SC so it's more like living in the foothills than out in the flatlands as is the case with most of Sumter Subdivision. There is even wildlife living in the area. I've had plenty of occasions to watch deer graze on my front lawn during the early morning hours. Green spaces, hilly and quiet is what it's all about in this neighborhood.
Type of Homes
Oakland Plantation is a good place for first time home buyers. The home prices are relatively modest when compared to all of the new subdivisions in Sumter. The predominate home type is 3 bedroom brick ranch style houses on ¼ - ¾ acres lots. But there are a fair amount of split-level ranches. Neighbors tend to respect your privacy yet are there when you want to socialize.
Shaw AFB Influence
This neighborhood is tailor made for the Air Force family that wants to be close to Shaw AFB yet live off base. Living in Oakland Plantation puts you with a 10 minute drive of the Base Commissary, Base Exchange, swimming pools, and the base gym. This also means it's only 10-15 minutes from work.

Shopping Close to Home
You don't have to travel a great distance to pick up a loaf of bread or gallon of milk. There are 3 convenience stores within walking distance of the Oakland Plantation subdivision. There are also 3 gas stations close by and the price of gas is usually very competitively priced when compared to the rest of Sumter. The Food Lion grocery store in located only 3.5 miles from Oakland Plantation. There are 2 video rental stores within 3 miles. There are also about 10 restaurants within a 10 minute drive.
Traffic Patterns
As I mentioned, Oakland Plantation is a quiet neighborhood so traffic inside the subdivision is very light. Young kids in the neighborhood like to skateboard and ride their bikes on the hills in the area. Once you leave Oakland Plantation the only real traffic is during the morning rush hour going into Shaw AFB. This really is only a minor inconvenience as the Base does a great job getting people through the gate. If you have to drive out to Columbia or up to the Camden area, there is easy access to highways in both directions.
Bugs and Shade
I have lived in Oakland Plantation for 8 years. The famed South Carolina swarms of mosquitoes just don't exist here. Even though there is a lot of woods and even a small pond in the subdivision, I've not been bothered by bugs. And believe me, when I go to friends homes on the other side of Sumter, I lose a lot of blood.
Due to the large concentration of trees in Oakland Plantation, the summer is just a little less hot. The trees really do keep the sun from beating down on you around these parts. During the winter however, the trees lose their leaves and full sunlight warms us up pretty good.
Relaxation Close By
If golf is your game, Beech Creek Golf Club is close by. The architect for Beech Creek Golf Club, Ron Goodson, carved out a series of great holes and beautiful vistas on the site of an old plantation when he created the course in 1989. Of course, Shaw AFB has a very nice golf course called Carolina Lakes ( http://www.20thservices.com/Carolina_Lakes.html ) and this course is only 10 minutes away.
For those of you looking for quiet solitude, the Thomas Sumter Memorial Park is a short 10 minutes drive. Experience our local history while picnicking in this lesser used Sumter Park.

Shaw Park is fast becoming one of Sumter's best liked parks. There is a new skateboard park that is tame enough for the beginner but radical enough for the experienced shredder in your family. The RC Model Race Track at Shaw Park is one of the unusual features for a city the size of Sumter. It's fun to watch these races during one of their frequently scheduled events. The other feature at Shaw Park is an often used soccer stadium. Almost every weekend there is a large crowd watching our local soccer players looking to Bend it like Beckham. Shaw Park is located just outside of Shaw AFB and is only a 10-15 minute drive.
Price Range
While new homes have not been built in this subdivision in quite a while, there are usually a few homes for sale throughout the year. Homes sold recently have been ranging in price for $65,000 - $100,000. Homes that are for sale do not stay on the market for very long. So, if you are in the market for an averaged sized brick ranch type home in a quiet and green neighborhood, Oakland Plantation is a great place to start your search.
