The Cove at Second Mill Pond is an exclusive new subdivision in Sumter.  It is located off of the southern portion of Loring Mill Road giving fast acess to much of Sumter.  On picture taking day (20 November 2007), there was only one house under construction.  Water front lots are being advertised at $200,000 so new home prices will likely be well over the $500,000 level.  

Roads have recently been paved and sidewalk are just being constructed in The Cove at Second Mill Pond.  There is still a lot infrastructure to be built as construction slowly progresses.  If you are looking for a high end home in Sumter, this subdivision may be the place for you.

The Cove at Second Mill subdivision borders Sumter's Second Mill Pond.  The first phase of development will feature some homes with a great view of this body of water.  My guess is the highest priced lots will come with a price tag of $200,000.  The home will likely have some very restrictive laws, like new home size and building materials used.  The Cove at Second Mill is located off of Loring Mill Road in Sumter.

The upscale Sumter Subdivision "The Cove at Second Mill" has been slowly developing since late 2005.  There are a few lots that are ready to build on and this is one of them.  Located on Second Mill Pond, this eco-friendly planned neighborhood has many lots for sale in the $200,000 range.

The Oakland Plantation Subdivision has a high concentration of shade tree's.  Most streets are lined with a pines, sweet gum and of course oak tree's.

Sumter's Linwood Plantation subdivision is expanding.  In this picture you are looking southward toward Shaw AFB.  Shaw's "North Gate" will ony be a 10 minutes drive from this location.

The Linwood Planation subdivision is located on Sargents Road north of Shaw AFB.  This development is now moving into Phase 3 of building.  In this picture, you are looking north towards Peach Orchard Road.  As you can see there is already a fire hydrant in place.
